

Situated on a challenging and constrained city-centre brownfield site, the project demanded efficient design and technical rigour to deliver 323 student bedrooms in a building which promotes social connection, academic success, and well-being.
Designed for McLaren Property and delivered with McLaren Construction, Fabric is a 323-bedroom purpose-built student residence where the student experience shaped every decision. More than accommodation, it creates an environment for learning, socialising and well-being with dedicated study areas, lounges, a private dining room, landscaped terraces, a cinema, gym and yoga studio. These shared spaces reflect the flexible, multi-purpose settings that maximise the student experience.
The £30m project required careful resolution of competing factors: maximising daylight on a constrained brownfield site, responding sensitively to heritage, and delivering efficient layouts with robust build quality. Leonard Design provided an integrated service across architecture, interiors, and branding, ensuring priorities were met without compromising quality or cost. A personal touch was added through bespoke in-house textile artwork that strengthens the identity of shared spaces.
Sustainability was embedded in design and lifestyle. The building achieved BREEAM Excellent, reflecting energy-efficient performance, and introduced initiatives such as an on-site swap shop, enhanced cycle storage and urban greening. Together these measures encourage residents to adopt low-carbon habits and support wellbeing.
